The Oakland neighborhood of Fruitvale is near highway 880 (the Nimitz Freeway) and radiates from the intersection of International Boulevard and Fruitvale Avenue. Most of Fruitvale is contained within the 94601 ZIP code. In addition to warehouses and industrial properties, the neighborhood also has a significant residential and commuter population attracted by proximity to the Fruitvale BART station and highway 880. But as a commercial and industrial district Fruitvale also offers many advantages, including easy access to freeways, Oakland International Airport, the Bay Bridge and the Port of Oakland.
Fruitvale’s warehouses start around 5000 square feet in size, including both stand-alone buildings and subdivided spaces within larger warehouses. They top out at over 50,000 square foot distribution and manufacturing facilities, and include most sizes in between. Fruitvale warehouse construction includes metal, concrete and cinderblock structures as well as older brick and mortar buildings.
As of this survey in June 2012, Fruitvale warehouse rents are a bargain by Bay Area standards, with some larger warehouses starting at well below 50 cents/square foot per month.
